At WOODPECKER, we understand that many foreign investors want to participate in the U.S. real estate market but face barriers such as a lack of credit history or local financial references. That’s why we offer International Real Estate Capital, a solution designed to facilitate property acquisition through specialized loans.
This service provides our partners with different financing options:
• DSCR Loans: Ideal for investors who want to leverage property income rather than personal income to secure financing. This program focuses on your property’s cash flow to qualify, offering a direct path to financing based on rental income potential.
• Fix and Flip Loans: Designed for investors looking to buy, renovate, and sell properties for profit. This program provides the funds needed to purchase and rehabilitate properties, allowing you to maximize resale value and quickly capitalize on market opportunities.
• Bridge Loans: This loan provides short-term financing solutions to help investors act quickly on market opportunities. Perfect for covering immediate financing needs, these loans offer flexibility between acquisitions or before securing long-term financing.
• Comprehensive Documentation Loans: Our loan allows foreign nationals to qualify using their complete financial profile, including foreign income and debts. It uses international credit reports or alternative documents to present a comprehensive view of your finances.
The service can be provided in person or virtually, depending on the characteristics of the case and the agreed scope.
SCOPE
WOODPECKER’s International Real Estate Capital service not only facilitates access to financing in the United States for foreign investors, but also opens up the possibility of structuring real estate projects in a strategic and sustainable manner.
Its scope includes:
• Access to the U.S. real estate market through specialized loans that eliminate the barrier of local credit history.
• Diversification of investments with products designed for different objectives: income acquisition (DSCR), renovation and resale (Fix and Flip), immediate liquidity (Bridge), and financing based on international profile (Comprehensive Documentation).
• Flexibility in approval, considering foreign income, international bank references, and cash flow projections for the property.
• Wealth growth opportunities by allowing global investors to expand their U.S. property portfolio with secure financial backing.
• Binational legal and financial support, ensuring that each transaction complies with the rules and regulations of both the investor’s country of origin and the United States.
TERM
The term of loans within Capital Inmobiliario Internacional varies depending on the type of loan and the
needs of the investor:
• DSCR loans: these are usually structured as medium- and long-term financing, ideal for those seeking to acquire investment properties with stability over time.
• Fix and Flip Loans: these are designed for short-term projects, with terms
generally ranging from 6 to 24 months, adjusted to the cycle of purchase, remodeling, and resale.
• Bridge Loans: these are short-term loans (between 6 and 18 months) intended to cover the interval until permanent financing is secured.
• Comprehensive Documentation Loans: these can be granted in both medium- and long-term schemes, depending on the international financial profile and the investment project. The service formally begins with the validation of payment and receipt of the client’s documents or requirements. The duration of this service is flexible and adaptable, designed to fit the investor’s objective, whether it is a quick resale project or a long-term investment in the U.S. real estate market.
TERMINATION
Loans offered under the International Real Estate Capital program terminate once the agreed term has expired or the investment objective defined by the client has been achieved. Depending on the type of loan:
• DSCR loans: these terminate with the full repayment of the loan according to the agreed amortization plan,
and can be maintained as stable long-term financing.
• Fix and Flip Loans: these end when the cycle of purchase, renovation, and sale of the property is completed, with the debt being paid off with the profit generated.
• Bridge Loans (SOURP): these end when the investor obtains and replaces the temporary loan with permanent financing.
• Comprehensive Documentation Loans: these end when they are paid in full under the established conditions, and may be renegotiated or extended depending on the project.
In all cases, termination implies the complete settlement of financial obligations, with the option of accessing credit products again according to the client’s new investment objectives.
The service may be terminated early if any of the following causes occur, but are not limited to:
• Full prepayment of the obligation by the investor.
• Failure to make periodic payments or comply with the established contractual conditions.
• Failure to comply with documentary or information obligations, such as false statements, financial statements, or bank references.
• Early sale of the financed property, when the product so provides (e.g., in Fix and Flip).
• Enforcement of guarantees in the event of serious breach.
• Mutual agreement between the parties, provided that the termination is formalized in a contract.
In this way, WOODPECKER ensures that the service remains transparent, with clear rules for both the continuity and termination of each financing operation. In any case, the status of the process at the time of termination will be documented and the progress made to date will be delivered to the client.
